Tenant Qualifications

 

Application Requirements:

 

A rental application must be completed by each adult (18 years of age or older), intending to occupy the property.

Legible copies of a government issued photo ID (Driver's License, State ID, Passport or Military ID) and verification of Social Security Number (copy of Social Security Card) if available must be submitted along with Rental Applications.

Applicants must include income verification when submitting an application.

oEmployment and Wages - Copies of the 2 most recent pay stubs.

oGovernment Subsidies (Social Security benefits, Disability, Financial Aid, etc.) - Letter from government agency.

oSelf-Employment - Last year's tax return if available and 6 months bank statements.

oCourt Ordered Compensation (spousal support, child support, worker's compensation) - Copy of court order.

We do not include non-reported "cash" income in the qualification process.

 

 

Income Requirements: 

 

We require that tenants Debt to Income ratio must be 50% or less. Example: If you're interested in renting a home that rents for $1,000.00/mo. And have $500 in car payments/credit card debt etc, we would require a minimum monthly (combined) household income of $3,000.00 before taxes are taken our. 

 

 

Credit Requirements: 
 

Each applicant much meet the minimum of 550 credit score. 

Applicant(s) may not have any evictions on record, have a current or previous balance due to a landlord, or have a bankruptcy in a non-discharged status. This will automatically disqualify Applicant(s).

 

Rental History Requirements:

 

Applicant(s) must have established credit and recent rental history or mortgage history in good standing. Zero rental or mortgage history is reviewed on a case by case basis. 

 

Living Requirements: 

 

Per HUD guidelines, we allow a maximum of 2 persons per room. Example: if there are 3 bedrooms, a maximum of 6 people may live in the home.

 

Criminal Requirements: 

 

We require that applicants have no felony convictions in the last 7 years. 

We do not accepted registered sex offenders.

 

 

Pet Requirements: 

 

Although the majority of our properties accept pets, there are a few that do not. 

Additional pet rent is required if you have a pet.

A photo of your pet is required prior to approving your rental application.

The maximum number of pets allowed at a single family home is 2 unless an owner makes and exception.

No pets are allowed at any property for any reason, unless the pet has been disclosed on a Rental Application. The presence of an unauthorized pet will be cause for a lease violation notice. 

Legally recognized service animals are exempt, as they are not considered pets.

 

Aggressive breeds are not accepted, unless otherwise noted by the owner of the property. Aggressive breeds are as follows:

Doberman Pinschers
Rottweilers
Chows
Presa Canarios
Akitas
Alaskan Malamutes
German Shepherds
Siberian Huskies
Wolf-hybrids
